3PL Warehousing in Knoxville

Two million square feet inside a day's drive of two-thirds of the country — without paying Atlanta or Nashville rates to get there. Here's what a Knoxville 3PL actually gives you, and what to ask before you sign one.

Most companies don't go looking for a 3PL until something breaks. The lease is up and the landlord wants more. Peak season arrived and the team spent it packing boxes instead of selling. A carrier started refusing freight. Whatever the trigger, the question that follows is the same: who handles this instead of us, and what does it cost?

This page covers why East Tennessee is priced the way it is, what we actually handle, and the specific questions worth asking any provider you're considering — including us.

If you're still deciding whether you need storage or a full 3PL, we've covered that distinction properly in what is a 3PL warehouse. The short version: a warehouse is space, and a 3PL is space plus everything that has to happen inside it. R&S does both, and plenty of customers start with storage during a peak and move to full fulfillment once they've seen the building.

Why the Knoxville market is priced this way

Warehousing costs track real estate, and real estate tracks location. The difference between a Knoxville rate and an Atlanta rate isn't a discount — it's the underlying cost of land and labor in each market.

R&S has deliberately built on the outskirts of centrally located Knoxville, where space and skilled warehouse labor stay affordable while highway access stays excellent. Compared with hubs like Orlando, Atlanta, Chicago or Nashville, our Knoxville-area services can run as little as half the cost.

The reach doesn't suffer for it. Our Knoxville, Lenoir City and Loudon facilities sit close to I-40, I-75 and I-81, putting most U.S. markets within one to two days' transit — including Atlanta, Chicago and Washington D.C. And you avoid the metro congestion that adds hours to every outbound load in Nashville, Atlanta or Charlotte.

That last part is underrated. Being in a major freight market sounds like an advantage until your trucks spend two hours a day getting out of it.

The network

R&S began warehousing in 2001 with a single 20,000-square-foot building in Loudon. Today the network runs 13 warehouse and distribution centers plus corporate headquarters, across Knoxville, Lenoir City, Loudon, Dandridge and Morristown in Tennessee, and Savannah, Georgia, where we sit alongside the port.

Every facility is zoned and secured with 24/7 closed-circuit monitoring, and configurable — racking gets built around what a customer stores, not the other way round. Our KX1 facility in Knoxville is certified to both ISO 9001 and ISO 14001.

What we handle

R&S is a full-service 3PL rather than a storage provider with extras. The work splits roughly into four areas.

Warehousing and storage

Short-term overflow through to long-term contract space, palletized or racked, with configuration built to the product. Warehousing solutions.

Fulfillment

Pick and pack, kitting and assembly, relabeling and repacking, and ecommerce order fulfillment with direct integrations for Shopify, WooCommerce and Amazon.

Freight and transport

Transportation management and brokering, cross-docking and transloading, international freight, and non-standard shipping for freight that won't fit a normal trailer.

Specialized programs

Dedicated handling for automotive, chemical, food and beverage and nutraceutical and supplement inventory, plus big & bulky freight most networks decline.

Systems

Inventory runs on Infor, with Dropstream handling ecommerce integration, and our team works routinely with SAP, Oracle, Blue Yonder, Manhattan and the common ERP platforms. You get real-time inventory visibility and operational reporting rather than a monthly spreadsheet.

What to ask a Knoxville 3PL

Every provider's site promises reliability and flexibility. Those sentences are free to write. These four aren't — a provider either has the answer ready or doesn't.

1. What does the pricing actually consist of

A quote with one number in it is a quote you'll revisit. Real 3PL pricing has parts: storage, receiving, per-order pick and pack, materials, and freight. Ask which parts apply to you and what triggers a surcharge.

Ask: Can you break a monthly invoice into line items for a customer roughly my size?

2. Who will I actually talk to

This is the question that separates providers once something goes wrong, and something will. At R&S, customers hold their representative's direct cell number. Getting a straight answer shouldn't require a ticket queue.

Ask: Who is my day-to-day contact, do they know my account, and how fast do they typically respond?

3. What happens when my volume changes

Seasonal peaks, a new retail account, a product line that takes off — your footprint will move. Find out whether that means a renegotiation or a phone call.

Ask: How much can I scale up or down inside my current agreement, and what's the notice period?

4. Will you build for my product

Standard racking assumes standard product. If yours is long, heavy, fragile, temperature-sensitive or regulated, the question isn't what's already in the building — it's whether they'll invest in what you need. We've installed cantilever racking and bought four-way lift equipment to take on freight other networks turned down.

Ask: What have you built or bought for a customer, and what have you turned away?

How we work

Three things shape how R&S runs an account, and they're worth being specific about because every 3PL claims all three.

Communication

We speak with customers daily, with timely updates on delivery status and exceptions. Our customers hold their representative's direct cell number, which is unusual and deliberate.

Ownership

We treat customers' goods the way we'd want ours treated. The goal isn't only minimizing shrinkage but handling it properly when something does go wrong. Accidents happen in every building; the response is what separates providers. We consistently find ways to make good on any shrinkage or delay at our facilities.

Flexibility

Your supply chain will change. Flexibility means adding services, adjusting space or reconfiguring a workflow as your volume and product mix shift — without starting the contract conversation from scratch each time.

Who we work with

R&S is the first choice of manufacturers, building material suppliers and automotive supply professionals across the Southeast. We also work with growing ecommerce brands that have outgrown their own space but aren't yet large enough to be a priority at a national 3PL.

That second group matters. A lot of providers are built for enterprise volume and treat smaller accounts as overhead — minimums that don't fit, support that routes through a queue, onboarding that waits. We're deliberately sized so a mid-market brand gets the same attention as our largest customer. If you've been quoted by a national network and come away feeling like a rounding error, that's the gap we exist in.

Frequently asked questions

How much does a 3PL in Knoxville cost?

Pricing depends on storage type, product profile, order volume and which value-added services you need. Most 3PLs quote a combination of storage (per pallet, bin or square foot), receiving, and a per-order pick and pack fee, with freight handled separately. Knoxville-area rates typically run well below major metro hubs — in some cases around half of Atlanta, Nashville or Chicago — because the underlying cost of space and labor is lower. Send us your volumes and we'll quote against them rather than an average.

What's the difference between warehousing and a 3PL?

Warehousing is space to put inventory. A 3PL manages the inventory and the work around it: receiving, storage, picking, packing, shipping, returns and often freight. If you only need somewhere to park pallets, storage will do. If you need orders leaving the building without your team handling them, you need a 3PL. Our guide to what a 3PL warehouse is goes through the difference in full.

Is a 3PL worth it for a smaller business?

Often more so than for a large one. Smaller brands rarely have the volume to justify their own building, racking, warehouse management system and staff, and those fixed costs bite hardest at low volume. The real question is whether a given provider will service an account your size. Ask directly about minimums, who your day-to-day contact would be, and how quickly they respond when something goes wrong. A provider built for enterprise volume will tell you what you need to hear on a sales call and show you something different in month three.

What are the disadvantages of using a 3PL?

You give up direct control of the floor, you depend on someone else's systems and accuracy, and switching providers later takes real work. The honest mitigation is choosing a partner with genuine transparency: visible inventory data, a named contact who knows your account, and a track record you can verify. Ask for references from customers who have been with them more than two years, and ask what's gone wrong and how it was handled.

Why choose Knoxville over Atlanta or Nashville?

Cost and congestion. Space and labor in the Knoxville area are materially cheaper than in major Southeast freight hubs, while highway access stays strong — I-40, I-75 and I-81 all run through the region, putting most U.S. markets within one to two days' transit. You get comparable reach without paying metro rates or losing hours to metro traffic on every outbound load.

How do I get started?

The most useful first step is seeing a building. Request a tour with your business, some dates you're available and the location you're interested in, and our team reaches out within 24 hours. Onsite and virtual tours are both available. If you'd rather start with numbers, send us your volumes instead.

Do you handle oversized or non-standard freight?

Yes. Alongside conventional pallet and parcel work we run cantilever racking, four-way lift equipment and custom pallet programs for freight that most fulfillment networks decline — long, heavy, fragile or awkward product. Our big & bulky guide covers what that involves and what to ask any provider about it.

Are your facilities certified?

Our KX1 warehouse and distribution center in Knoxville is certified to ISO 9001 for quality management and ISO 14001 for environmental management. R&S also runs on the Entrepreneurial Operating System and applies lean methodology across the network, with a dedicated ISO quality and environmental manager on the leadership team.
